HDR and sky replacement: two essential techniques in real estate photography

In this article, I present two essential techniques for valuing real estate in photography: High Dynamic Range (HDR) and the replacement of the sky. These approaches allow for a professional, homogeneous and attractive rendering, especially in complex light conditions.

1. The HDR: mastering the bright contrasts

The HDR, or "High Dynamic", is a technique which consists of merging several exhibitions from the same scene to give all the details in the clear areas and Dark. In real estate photography, this approach is practically indispensable in the following cases:

• Presence of strong counter-days, for example with large windows or openings overlooking the sea

• Very bright interiors mixed with shaded areas (coins, ceilings, under stairs...)

• Need to faithfully restore the outside view from a room without overexposing inside

Concrete case: villa of Saint-Jean-Cap-Ferrat

The photos presented in this article were made in an exceptional villa located in Saint-Jean-Cap-Ferrat. This property combines vast interior spaces with spectacular sea views, bathing in a set of very bright brightness.

In this context, HDR is unavoidable : without it, impossible to balance the exposure between shaded interior and dazzling exterior.

My optimized HDR method

To achieve a consistent and natural rendering, I recommend the following steps:

1. Using a tripod to ensure the stability of the shots

2. Three to five exhibitions one or two sub-submissions, one or two overexposed

3. Development on a medium exposed area (e.g. a light wall, a floor or a well-lit piece of furniture)

2. The replacement of sky: sublimating the exteriors

Second key technique: the skie replacement. This retouching is delicate but very effective when well done. It helps to regularize the rendering of photos, especially in the case of cloudy, whitish or overexposed skies.

  • Ensuring visual consistency between the different photos of the same property
  • Create a Attractive bright atmosphere and engaging
  • Answer expected standards by professionals in real estate and luxury hotels

On several of the views of this property, the intense blue sky was harmonized in post-production. The result offers a visual unit and enhances the outdoor areas, the swimming pool, the terrace or even the large openings to the sea.
